Pricing
Cost Calculations
What does “Total Monthly Price” mean?
It’s your base rent combined with all fixed, required monthly fees, rolled into one number so there are no surprises. It excludes variable or usage-based charges and any one-time fees due at move-in or move-out.
How much do apartments cost?
Pricing varies by floor plan, floor, and current availability — studios have listed from around $1,432.50 total monthly price. Use the Calculate My Costs tool in the Floor Plans map view for a personalized estimate, or check live availability on the Floor Plans page.
Affordable Homes
Programs & Qualifications
What are the MFTE and MHA programs?
900 Rainier sets aside 30% of its homes — 110 total — as income-restricted apartments through Seattle’s Multifamily Tax Exemption (MFTE) and Mandatory Housing Affordability (MHA) programs. Qualifying households get rent capped at a maximum amount for the length of their lease term.
What are the income limits?
MFTE:
- SEDU homes — 40% AMI
- Studio & Open 1-Bedroom — 60% AMI
- 1-Bedroom — 70% AMI
- 2-Bedroom — 85% AMI
MHA:
- Open 1-Bedroom, 1-Bedroom and 2-Bedroom homes — 40% & 60% AMI
Limits are based on household size and gross annual income compared to published Area Median Income (AMI) figures. Contact the leasing team for current dollar amounts.
What counts as income when applying?
Most money coming into the household counts — wages, self-employment income, unemployment benefits, Social Security, SSI/SSDI, pensions, child support, and alimony — along with non-work or benefit-related deposits into asset accounts. All income is verified during the application process.
What's the maximum occupancy?
- Studio — up to 2 people
- 1-Bedroom — up to 3 people
- 2-Bedroom — up to 5 people
Are utilities included in income-restricted homes?
Water, sewer, and garbage are included in rent. Electricity is billed separately.
How do I apply for an income-restricted home?
It’s a four-step process:
- Complete income & credit screening — review rent and income limits first to confirm your household qualifies.
- Compliance team reaches out — once screening is complete, Thrive’s compliance team contacts you to start the MFTE/MHA process.
- Submit verification documents — compliance helps you gather proof of income and any other required documents.
- Approval & lease start — once approved, your lease is expected to begin within 10 days, and the leasing team sends your welcome letter, lease, and move-in details.
